Site Evaluations

  • Comprehensive feasibility studies
  • Onsite review of building MEP systems and infrastructure
  • Total Project Cost and Schedule models

Design, Preconstruction, & Permitting

  • Develop and maintain a total project cost budget model
  • Coordinate and Lead Architect, Consultant, & General Contractor RFP and onboarding processes 
  • Review and comment on consultant contracts through final execution
  • Coordinate / Lead / Attend regular design coordination meetings
  • Review and advise on design progress to ensure stakeholder intent is followed
  • Proactively participate in Value Engineering / Target Value Design 
  • Long Lead Procurement guidance and monitoring
  • Continuous monitoring of schedule 
  • Permit Processing
  • Develop and maintain a risk mitigation plan
  • Review architect, consultant, general contractor monthly invoices
  • Regularly report project status to stakeholders

Construction Management

  • Attend weekly OAC meetings
  • Monitor project schedule
  • Regularly report project status to stakeholders
  • Continually monitor risk mitigation plan
  • Review architect, consultant, general contractor monthly invoices
  • Review all contractor and consultant change requests and advise validity to owner
  • Weekly site visits, or more frequently if needed, to monitor construction safety, quality, and design intent
  • Coordinate and Lead RFP process for owner consultants (special inspectors, commissioning, furniture, etc.)
  • FF&E support 

Project Closeout

  • Attend all project punch walks and follow up with open items through owner sign-off
  • Review final closeout package for completeness
  • Ensure all project costs are reconciled and prepare final total project cost for future benchmarking
  • Ensure all final lien release waivers are provided and final billings are submitted in a timely manner
  • Move-in planning and execution

 Given the lengthy nature of the design, permitting, and construction process, it’s common for the needs of a space to evolve over time. I collaborate closely with your team to reassess and address any new requirements that arise, ensuring the overall plan remains aligned with your goals.
